Sell Mineral Rights in Carroll County, Ohio
Carroll County’s Energy Comeback

Carroll County was the starting point for the Utica Shale story. After a decade of production and a few quiet years, new technology and operator investment have brought fresh activity to the area. The county is now part of the high-value condensate window, where newer wells are producing ultra-light crude that commands premium prices.

EOG Resources acquired Encino for $5.6 billion (2025), signaling long-term confidence in Carroll County’s potential.

Operators are drilling longer laterals and adding new wells to existing units, unlocking acreage once thought fully developed.

Condensate production is rising, giving local landowners a chance to capture value while prices remain strong.

Why Landowners Are Selling Now

Selling mineral rights isn’t about missing out on the future—it’s about securing it. Many Carroll County families choose to sell some or all of their minerals to:

  • Pay off debt or fund retirement plans

  • Simplify estate planning for heirs

  • Diversify out of a volatile commodity asset

When you sell, you turn an uncertain, long-term resource into immediate cash. Gateway Royalty helps you understand the numbers before you decide.

Over a decade ago, Carroll County became the epicenter of oil and gas development in Ohio. Early wells proved the Utica Shale’s potential and mineral owners in this region were among the first to benefit. Now, after several years of slower activity, Carroll County is back in focus, thanks to new technology and a shift in strategy by the operators.

“You’re starting to see a second wave of development in Carroll County. Operators are drilling longer laterals, closer together, and in some cases, going back into old units and adding new wells.”

—Blaine Grace, Gateway Royalty

What’s Happening in Carroll County?

  • Condensate: The biggest change is what's known as the “condensate window” in eastern Ohio's Utica Shale, and Carroll County sits right in the thick of it. Condensate is an ultra-light crude that is more valuable than typical gas or NGLs, because it can be processed into refined products.
  • Downspacing: Operators are adding wells to existing units, sometimes doubling the number of wells in a single section. These newer wells are more efficient and more productive.
  • New Technology: Longer laterals, tighter spacing, and better completions mean higher output from the same acreage.
  • Increased Rig Activity: Carroll County is once again home to some of the most active drilling in the Utica play.

What It Means for Mineral Owners

If your lease was signed years ago, or if your land was drilled early in the play, you might be asking yourself:

  • Will there ever be more activity on my land?
  • Is my lease still valid?
  • Can I sell my mineral rights if I’m already HBP (Held By Production)?

The answer: It depends. And Gateway Royalty can help you figure it out.

“A lot of landowners in Carroll County were part of early leasing and drilling activity. Now those same parcels may be seeing new wells, but not new leases. That’s where we come in.”

—Blaine Grace, VP of Operations, Gateway Royalty
