When most people think about owning land, they picture the surface: the fields, the trees, the home, and the roads. But property ownership can also include what's beneath the surface. Those subsurface resources like oil, gas, coal, and other minerals are known as mineral rights.
In Ohio, mineral rights can be owned, sold, or leased separately from the surface land. That means one person might own the farmland, while someone else owns what lies thousands of feet below it.
Today, the most valuable minerals in Eastern Ohio are oil and natural gas found in the Utica Shale, a rich geologic formation that stretches across much of the region.
“Understanding what you own is the first step toward making a good decision,” says Blaine Grace, Gateway Royalty‘s Director of Land Acquisition. “Every day, we talk to landowners who are surprised to learn their minerals are even worth something.”
When we work with landowners, our team will review your property records, walk you through what's on file, and explain your options for leasing or selling.
